Or you’d like to move to a new area (to be nearer the children’s school for a better school zone for your kids) If you’re at the point where your home no longer meets your needs then you face one of life’s big decisions: to renovate or relocate.

Moving house can be one of the most stressful times in your life. So, if you add selling your existing home, finding a new one to buy, arranging finance and preparing for settlement to the actual process of physically moving, it’s very easy to find yourself overwhelmed by the idea of it all.

How much can I afford

You’ve been a home owner already so you have a good sense of what you can manage from one month to the next. For many of us, buying a new home means moving into a more expensive home – that’s why we call it an upgrade! If you’re going bigger with your new home, make sure you don’t go bigger than you can afford. Look at your current budget and come up with a maximum amount you’re willing to spend. Our Mortgage Adviser will help you get to this number.

Do I need to get my property appraised?

If you’re getting additional lending to pay for home renovations or take out a mortgage for another property, you’ll need to have your home appraised in some cases. Our experienced Team will help you get an estimated value of your existing property or order a quick desk valuation appraisal. The appraisal shows us exactly how much your home is worth under current market conditions, and that determines how much a lender can lend you for renovation or purchasing new property.

Bridging Loans

What happens when you’ve found the perfect new home but haven’t yet sold your existing one?

If you’d like to buy a new property before you sell your existing one, Bridging Finance could provide the funds you need to secure your new home.

With a bridging loan, your lender will use both your current and new property as security and lend you enough to buy your new home.
Bridging loans are subject to meeting lending criteria. There are different types of bridging finance. We will work with you to identify the right solution based on your goals and requirements.

Benefits

  • Search for a new home with confidence, even if you haven’t sold your existing property.

  • You may just need to Pay interest only on your bridging loan, which can make it easier to manage your payments.

  • If you have funds left over from the sale of your existing home, you could consider using this money to reduce the balance of your bridging loan.

Risks

  • You’ll have two loans for a period of time, so you’ll need to keep up with payments on both.

  • Depending upon the market situation your current home may not sell immediately.

  • If you are selling in a volatile market your current home may sell for less than expected, so you end up with more debt than what you planned for.
